“Hiiu” is located in Tallinn, Estonia. It constitutes the first phase of a larger venture by OA? Tardamel – a local Estonian developer. The initial stage includes 5 buildings above a shared garage, 5,140mA? of floor area including 23 apartments and underground parking. Together with the second stage single-family houses, it will all be integrated into the surrounding landscape of the Tallinn’s picturesque historic suburban neighborhood of N mme. The project was defined by its site and the local zoning regulations. While most of the surrounding urban fabric consists of houses with proprietary plots, Hiiu SuurtA?ki 4 disposes the buildings around a park, at the same time retaining the pattern of conventional street front.
The first phase – the apartment houses – are positioned more densely to provide for a more urban/communal atmosphere than the individual residences which are currently under construction. Along with the stages, the development was split into three parts materially as well. The apartment houses are clad in copper, which will gradually turn greenish, blending into the park. The private houses are split into either white plaster or black timber.
Dence layout enables the complex to economise energy, which is collected by geo-thermal heating system. The energy-efficiency grade is A.
All the flats are composed and designed by the wishes of the new owners.
